FirstService Residential Maintenance Manager in St. Paul, Minnesota

Job Overview:

The Maintenance Manager, under the direction and supervision of the Association Manager will perform maintenance, monitoring and testing and assist with operations. This position will assist theAssociation Manager in dealing with internal and external customers and third-party vendors to identify potential concerns, proactively address maintenance and equipment problems while providing exceptional customer service. The position is Monday-Thursday, 20 hours per week.

Your Responsibilities:

  • Must maintain regular and punctual attendance to required shifts, meetings, trainings, and related employment engagements to support position responsibilities and duties. Any alterations to the required schedule must be reviewed and approved, in advance by your supervisor.
  • Maintain building; respond, diagnose, and make repairs as necessary. Effectively communicate concerns and recommended solutions and if necessary, call 3rdparty vendor with approval from Association Manager to complete.
  • Communicate with third-party vendors on repairs and contracted services for common areas and building mechanical equipment.
  • Identify potential building or parking ramp mechanical concerns, diagnose, and manage all common area concerns and building machinery equipment
  • Identify potential life and safety system concerns and perform monthly maintenance on life and safety systems such as emergency lights, alarm battery replacement, and fire extinguisher checks.
  • Following company approval guidelines, purchase all inventory and supplies to perform maintenance and repairs; charge to building association appropriately
  • Utilize Connect Work-Order System for all association work orders. When completed, close open work orders and document accordingly
  • Manage trash and recycling pick up, make sure receptacles are taken out and put in on scheduled days and times.
  • Communicate and assist important maintenance items for the building, including alarms, elevator emergencies, and water shuts-offs as well as how to search and locate water leaks and others as needed.
  • Perform any exterior building and ramp cleaning or maintenance as directed or needed including graffiti removal.
  • Change out light bulbs as needed in common areas.
  • Drywall repair and painting in common areas
  • Daily, weekly, monthly, quarterly, and annual preventive maintenance of building as outlined for the property.
  • Perform Bi-Annual Unit HVAC filter replacements.
  • Hang and remove elevator padding as needed by owners or vendors.
  • Maintain a routine log of preventative maintenance including documenting maintenance concerns that may lead to building maintenance
  • Communicate professionally with residents, vendors, and associates.
  • Maintain clean work areas and utility rooms.
  • Must be aware of Association Rules and Regulations in order to assist in enforcement and/or report them to the Association Manager.
  • Follow safety procedures and maintain a safe work environment
  • Perform any additional duties as assigned.
  • Conduct business at all times with the highest standards of personal, professional and ethical conduct
  • Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies
  • Actively participate in any variety of meetings, trainings, and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines
  • Ensure all safety precautions are followed while performing the work
  • Follow all policies and Standard Operating Procedures as instructed by Management
  • Perform any range of special projects, tasks and other related duties as assigned

Physical Requirements:

The physical demands described here are representative of those that must be met by an associate to successfully perform the essential functions of this job.

  • Ability to lift up to 30 lbs. following appropriate safe lifting
  • Being able to work in various positions, including but not limited to bending over, stooping, squatting, kneeling, and standing for extended periods of
  • Walking the property and parking ramp both internally and externally. Ability to quickly and easily navigate the property as required to meet the job
  • Repeat various motions with the wrists, hands, and fingers. Reaching with hands and arms.
  • Walk and climb stairs
  • Ability to work in different environmental conditions (e.g., heat, cold, wind, rain, humidity)
  • Ability to climb ladders and work at heights above ground level (10 feet)

Compensation: $30-$33 an hour.
