Leads Engineers in the troubleshooting and repairs of critical system failures, limiting operational down-time, and re-establishes building services. Acts as building systems expert in recognizing deficiencies in current systems. Understands and explains the impact of implementing changes to current systems and new installations. Job Overview Leads the Engineering team in day to day operations, leads by example, and fulfills the role of training Engineers, and support operational engineering duties as the needs of the property and client require. Job Functions With direction from Engineering Management, the Trade Engineer trains, directs, and provides quality control for the following: Maintaining and developing operation logs and files, where appropriate, to include, but not limited to; chemical consumption logs, other equipment, and operation inspection logs specific to the property Analyze existing systems and operation and develop preventative maintenance strategies Identifying potential problems areas and notifying the stakeholders in a timely manner Monitoring processes, workers, methods, and develops plans for increased efficiency Conducting and developing best practices Coordinating with Manager, Engineers, and Apprentice Engineers to ensure quality services are completed on schedule Performing quality control on all projects, writing reports, and making recommendations for improvement Coordinate with cross functional teams Create and implement system specific Standard Operating Procedures (SOP) Generate and assist in execution of Method of Procedure (MOP) Assist with critical system shutdown and start-up Provide prompt and courteous response to tenant requests within the guidelines set forth by JLL Maintain ethical, professional, and courteous relations with contractors and tenants Demonstrate full competency in all current JLL and property emergency procedures including but not limited to:Assist with directing building occupants with evacuations Assist with bomb searches Assist with life safety system alarms Assist emergency authorities and response teams Utilize fire alarm and life safety systems at assigned property and make adjustments and changes as needed Adhere to all JLL and property policies and procedures and perform all duties in a safe manner and help ensure compliance with city, state and federal safety and environmental laws, codes, standards, and regulations.
