Building Facility Manager

As the Building Facility Manager, your responsibilities encompass general maintenance and repair work on various building systems. This includes supervisory and coordination duties such as determining needs and making arrangements for contracted services, negotiating with subcontractors to determine schedules and needs, and inspecting work for compliance with contracts. You will be responsible for estimating budgets and cost expenditures, projecting future needs, and evaluating equipment life expectancy, replacing items as appropriate.

In the administrative realm, your duties include laying out locations for staging and special events, directing set-up and maintenance, and evaluating the performance of skilled trades staff. Additionally, you will write maintenance reports and keep the facility organized and running smoothly.

EXAMPLE OF DUTIES

Supervisory/Coordination

  • Determines needs and makes arrangements for contracted services

  • Negotiates with subcontractors to determine schedules, needs, and changes

  • Inspects work for compliance with contract

  • Estimates budgets/cost expenditures, and projects future needs

  • Lays out locations for staging and special events and directs set-up and maintenance

  • Evaluates equipment life expectancy and replaces as appropriate

  • Writes maintenance reports

  • Interviews and hires staff and contractors, assigns work and evaluates performance

  • Manages and oversees all aspects of IDPR HQ employee badge administration, including tracking, activation, deactivation, and replacement processes.

  • May supervise skilled trades staff

Facility Maintenance.

  • Examines interior and exterior of buildings for damage, and initiates necessary repair

  • Inspects fire extinguishers and systems for working ability

  • Maintains plumbing, electrical, HVAC, and related systems

  • Repairs appliances, plumbing fixtures, and replaces lights, ballasts, receptacles, and switches

  • Builds and repairs wooden structures

  • Sets up and operates sound system

  • Inspects and lubricates fans, filters, and motors

  • Repairs roofs

  • Performs routine maintenance of vehicles

  • Insures grounds surrounding facility are cared for properly and sprinkler systems are maintained

  • Oversees painting, remodeling, and building repairs

  • Oversees custodial services

  • Sets up preventive maintenance schedules

This position involves lifting and carrying items weighing approximately 90 pounds, bending, stooping and climbing ladders.

MINIMUM QUALIFICATIONS

Performing skilled repair and maintenance in carpentry, plumbing, electrical, building maintenance, and grounds related work;

  • Considerable knowledge of building maintenance.Typically gained by a at least four years of work experience where building maintenance was a primary responsibility of the position, OR a Bachelors Degree in Construction Management, Facilities Management, or related field, AND at least one year of work experience where building maintenance was a primary responsibility of the position, OR a combination of relevant work experience and college coursework in a closely related field that represents the knowledge level listed.

  • Good knowledge of building codes. Typically gained by at least two years of work experience where interpreting and applying building codes was a regular part of the job duties AND at least 2 upper division courses related to building codes, OR a Bachelor's Degree in Civil Engineering, Architecture, or a closely related field, OR a combination of relevant work experience and college coursework in a closely related field that represents the knowledge level listed.

  • Some knowledge of heating, ventilating, and air conditioning (HVAC) related work. Typically gained through 2-4 college courses related to HVAC systems, OR a minimum of 6 months to 2 years of entry-level work experience in a somewhat related field, such as general construction or building maintenance, OR a combination of relevant college coursework and entry-level work experience in a closely related field.

  • Some knowledge of supervisory practices. Typically gained through 2-4 college courses related to management or supervision, relevant work seminars, or training sessions, OR a minimum of 6 months to 2 years of entry-level work experience in a role involving some level of supervision or leadership responsibilities, OR a combination of relevant college coursework, work seminars, and entry-level work experience in a role involving some level of supervision or leadership responsibilities.

  • This position requires applicants to have experience in the following areas:

    • Performing skilled repair and maintenance in carpentry, plumbing, electrical, building maintenance, and grounds related work;
  • Experience using specialized tools and equipment associated with trades indicated;

  • Experience maintaining maintenance records and preparing related reports;

  • Experience estimating material needs and costs for jobs;

  • Experience reading blueprints and specifications.
