POSITION PURPOSE

Provides system and Regional Health Ministry /Regional/System Office responsibilities in establishing and implementing real estate policies, procedures, processes, practices and functions that supports a distributed portfolio of real estate. Responsible for a portion of Trinity Health’s real estate (THRE) portfolio and serves as a system resource in commercial real estate, portfolio management and complex transactions.

ESSENTIAL FUNCTIONS

Knows, understands, incorporates and demonstrates the Trinity Health Mission, Vision and Values in behaviors, practices and decisions.

Assists senior management in establishing and implementing real estate policies, procedures, processes, practices and functions that support a distributed portfolio of real estate that optimizes the respective SO/RHM/Regional (“business unit”) objectives and minimizes risk and costs for the system.

Responsible for THRE day-to-day operations at a system level, ensures established processes and policies are consistently carried out at the RHM level. Responsible for implementing THRE operations to new RHMs into the system via M&A; activity. Responsible for managing the content of the THRE intranet and Toolkit.

Responsible for the asset management of a portion of the system real estate portfolio (approximately 1,200,000 sf) including System Office and several RHMs as required. Responsible for the oversight and approval of multi-million dollars in rent expense annually.

Contributes to the broader management of THRE real estate through input to and involvement in a multitude of transactional and system projects.

Serves as a system resource and subject matter expert in commercial real estate, portfolio management, complex transactions, etc.

Recommends and implements plans for the leasing, development, acquisition and disposition of real estate including new site identification, purchases either directly or through joint ventures, lease renewal, reconfiguration, renegotiation, expansion and relocation for the business supported. Responsible for recommendations on space usage, site optimization, re-deployment of underutilized assets, and recommendation of strategies to take advantage of unique market conditions.

Develops effective working relationships with all internal customers and other functions including but not limited to Ambulatory, Business Development, Physician Networks, Finance, Accounts Payable , Compliance, Audit, Insurance and Risk, Legal, etc.

Develops key performance indicators and occupancy metrics to drive efficient and consistent utilization of real estate across the portfolio.

Serves as an active participant in SO/RHM/Regional management teams (where assigned) providing guidance and support to real estate related activities.

Provides working knowledge of space programming, space use standards, trends, and practices, in applicable disciplines.

Recommends capital expenditure budgets and project costs, provides financial modeling and analytical support to real estate projects.

Recommends selection of new space, including subjective and financial analysis of alternative locations, negotiation of business terms, development and coordination of the approval process. Coordinates with management of the design, construction and move process.

Interfaces with diverse range of management and staff, actively manages numerous internal and external resources, consultants and contractors.

Responsible for the management of various System Office Services/Operations which include: system office facility management, copy center and mail services, space planning, property management, budgeting, landlord relations, security, and colleague safety and emergency preparedness. Has a direct management responsibility for multiple colleagues at the system office as well as possible remote locations.

Maintains a working knowledge of applicable Federal, State and local laws/regulations; the Trinity Health Integrity and Compliance Program and Code of Conduct; as well as other policies and procedures in order to ensure adherence in a manner that reflects honest, ethical and professional behavior.

MINIMUM QUALIFICATIONS

Bachelor’s degree in business administration, real estate or related discipline or an equivalent combination of education and experience. Advanced degree preferred (i.e., Business, Real Estate, Law).

Minimum of ten (10) years of active corporate real estate experience, with a high concentration on portfolio and transaction management. Healthcare real estate experience preferred.

Demonstrated understanding of the real estate industry including the fundamentals of various structures and transaction types including ground up development, ownership, leasing, joint ventures and property management.

Experience, understanding of healthcare regulatory requirements

Proven successful track record in the negotiation of real estate contracts, service agreements, joint venture agreements, and vendor contracts.

Must have the ability to organize and prioritize comprehensive and shifting workloads, work independently, and meet strict reporting deadlines.

Must have excellent interpersonal, analytical, time management, communication, writing, and computer skills.

Must be able to function well in a changing and evolving environment and be invested in the furtherance of the organization's philosophy while respecting and supporting a wide range of internal customers.

Highly analytical with experience in analyzing portfolio performance, financial modeling of real estate transactions and keen understanding of the interdependencies of all facets of a real estate transaction.

Understanding of legal, regulatory and financial aspects of real estate transactions. Healthcare related regulatory knowledge a plus.

Demonstrated internal customer/stakeholder/business unit relationship management and team leadership experience.

Ability to provide leadership and motivate and influence others to achieve results with or without direct line responsibility. Must possess high degree of confidence and energy level couple with leadership initiative and results-oriented approach.

The ability to probe, challenge, guide and communicate effectively is required in order to bridge the gap between the business issue and the real estate solution.

Must be technically advanced with an expert command of Microsoft Word®, Microsoft Outlook®, Microsoft Excel®, Microsoft Power Point®, Adobe Acrobat®, and have a detailed working knowledge of portfolio management databases.

Must be able to operate effectively in a collaborative, shared leadership environment.

Must possess a personal presence that is characterized by a sense of honesty, integrity and caring with the ability to inspire and motivate others to promote the philosophy, mission, vision, goals and values of Trinity Health.

PHYSICAL AND MENTAL REQUIREMENTS AND WORKING CONDITIONS

The position operates in a typical office environment. The area is well-lit, temperature-controlled and free from hazards. Incumbent communicates frequently, in person and over the telephone, with people in a number of different locations. Manual dexterity is needed in order to operate a keyboard. Hearing is needed for telephone and in person communication.

Must be able to set and organize own work priorities and adapt them as they change frequently.

Must be able to travel to the various Trinity Health sites. 30 – 50% travel.

Must be able to adapt to frequently changing work priorities, and be able to prioritize and balance the requirements of working with the System Office and Regional Health Ministries (RHMs).
