Thrivent Financial Real Estate Specialist in Minneapolis, Minnesota

Summary

This position is responsible for assisting real estate activities for the benefit of Thrivent Financial, its subsidiaries, associations and field, including the corporate leases portfolio. This position may also be responsible for light space planning, programming, project management, relocation coordination and some construction management supporting the Field, tenant and other subsidiary leasing programs.

Job Description

Job Duties and Responsibilities

  • Works directly and managed by the Thrivent Real Estate Broker/Manager.

  • Direct day to day contact with contracted RE broker and other outside brokers.

  • Conducts negotiation and development of Corporate Real Estate leases and properties.

  • Research/assemble RE reports by gathering information from various data bases, landlords, brokers and other related sources.

  • Manages related lease contract services necessary for the maintenance and operations of the property assets, these may include: Lease agreements, broker contracts, software contracts, construction contracts, analytical services contracts and frequent interaction with corporate procurement services team.

  • Utilizing real estate software and various website tools, creates and supports, monthly/quarterly real estate reports, return-on-investment studies, and marketing strategies representing the Corporation, North Meadows Investments Ltd and Thrivent Trust/Holdings.

  • Creates and supports with cost estimating, contractor and construction management.

  • Supports team on coordination, renovation, relocation and project management.

  • Supports team on specifying standards, purchases and disposal of furnishings, equipment, and materials if required.

  • Supports architectural design, interior design, and facilities space planning within all applicable regulatory requirements, using Lease Harbor tracking software, AutoCAD, Microsoft Project.

  • Participates in additional projects as determined by Director, Facilities or Manager, Real Estate.

Required Job Qualifications

  • Bachelor’s degree in real estate, architectural, engineering, interior design, facilities, management/planning is preferred or 5-10 years of relevant experience in one or more of these areas.

  • Five or more years of experience in real estate leasing work.

  • Five or more years of experience with office and furniture standards, ergonomics, acoustics, and preparation of cost estimates, building systems and applicable regulatory requirements.

  • Five or more years of experience with construction contract administration and coordination of project with facilities staff, outside contractors and vendors.

  • Ability to negotiate leases and various contract agreements.

  • Ability to use and understand various real estate lease tracking software.

  • Minimum of one year of experience with AutoCAD with current working knowledge of Release 17 or later AutoCAD versions.

  • Ability to read and understand various real estate lease documents.

  • Ability to negotiate with corporate and field clients regarding space use issues or needs.

  • Ability to gain real estate salesperson license as directed.

  • Ability to interact with real estate brokers/representatives and coordinate with company legal team representatives.

Other Critical Factors

  • Ability for conflict management with corporate or field clients regarding space use, issues or needs.

  • Ability to interact and conduct presentations with all staff levels.
