Meritage Homes Corporation Manager I - Plans in Atlanta, Georgia

The Plans Manager will coordinate with region peers and external Architects and Engineers to ensure the production of quality residential home designs and construction documents to support the accomplishment of the corporate strategy and region and division business plans. Dependent upon size of Region and/or Division, the number of prospective acquisitions, current projects under development and, with the appropriate experience the Plans Manager may oversee and/or perform duties associated with other aspects of architectural and purchasing operations.

We are looking for a Plans Manager for our South Region who will reside in our Atlanta Division. This person will:

  • Participate in Plan development with the Division, Region and Corporate Leadership team and partner Architects.

  • Review and red-line all architectural and engineering drawings after schematic design approval.

  • Drive value engineering process for all new plan development.

  • Collaborate with Regional Finance and Purchasing on the management of department common cost budgets and Microsoft Project schedules.

  • Collaborate with the Forward Planning and Land Acquisition teams and municipalities on Product Development requirements.

  • Manage the Design Review Process with all Developers and municipalities – facilitates all municipal plan submittals and approvals of construction documents.

  • Coordinate site visits with the division construction managers to identify product design issues and look for potential cost saving measures.

  • Manage any new option, engineering revisions and municipal code updates to plan and contracts.

  • Collaborate with regional and divisional business partners to identify products that fit within design requirements of potential new communities and ensure marketing materials accurately represent plan design and features.

  • Establish and maintain key relationships necessary for the successful navigation of the entitlement/forward planning process.

  • Maintain a working knowledge of homebuilding design trends and collaborate with STROP (Strategic Operations) team of the design, selection and placement of competitive and innovative product.

  • Coordinate all architectural and engineering after final product and plan development Manage invoicing for all contracts and reconcile for payment.

  • Challenge product calls from outside architecture firms to ensure accuracy per contracts.

  • Facilitate all Municipal Plan submittals and approvals for construction documentation.

  • Update plans when there is a construction and architecture (plan to implementation) issue.

  • Manage conflict and resolve problems professionally.

  • May supervise or assign work to a Coordinator or Drafter

  • Corporate assistance:

o Coordinate ALL Studio M layouts, to include but not limited to, flooring, electrical, and molding as required for each Division within Meritage.

  • Bachelor’s Degree in related field

  • Five (5) years of experience in architecture/design, homebuilding and/or purchasing.

  • Previous management experience in architecture, purchasing, estimating, forward planning, entitlements and/or development in the homebuilding industry a plus

  • Proficient computer skills with excellent skills in Excel; knowledge of Project Management/ Scheduling software, preferred

  • AutoCad experience a plus

  • Ability to read and interpret lot plans and plat maps

  • Ability to create/implement work plans, prepare written materials and articulate goals and action plans

  • High degree of professionalism; ability to communicate with confidence and tact

  • Effective negotiation skills; ability to influence others in a positive manner

  • Position requires the ability to manage conflict and resolve problems professionally

  • Ability to handle the stress of dealing with government agencies and trades and in changing circumstances

  • Team player

  • Strong oral and written communication and interpersonal skills

  • Sound judgment with a high level of integrity to execute decisions with significant impact; often under time pressures

  • Accurate; with keen attention to detail

  • Position requires occasional travel within and out of region for meetings, site visits, or training

  • Work requires the ability to operate an automobile, a valid state Drivers License, a personal vehicle, and liability Insurance coverage to meet the standard set by Meritage Homes

  • Work is generally performed in an office environment; however; a significant amount of time may be spent out of the office for meetings and etc.
